Pothole Repair Done Right. Not Just Patched.
Cold-mix bag patching is the band-aid contractors use to buy time. Hot-mix asphalt patching with proper edge cuts and compaction is what actually fixes a pothole in Colorado Springs. We do it right — so you’re not calling us back in six months.
☀️ Summer is the best time to repair potholes — hot-mix asphalt compacts and bonds best in warm weather. Get it done before freeze season makes it worse.

A pothole doesn’t start as a pothole. It starts as a crack. Water enters the crack, freezes with 25,000 PSI of expansion force, and widens the crack. The base beneath gets saturated. Traffic loads on an unsupported asphalt surface cause it to flex and break — and what was a crack becomes a pothole.
Colorado Springs’ 40+ freeze-thaw cycles per year mean that process runs on fast-forward. An untreated crack in October can be a pothole by March. And a pothole that gets through another winter doubles in size. The longer you wait, the more expensive the fix.
The other factor: most pothole repairs in Colorado Springs are done wrong. Cold-mix asphalt — the bag product most contractors throw in potholes — doesn’t bond to the existing asphalt, doesn’t compact properly, and breaks apart in the first freeze-thaw cycle. Real pothole repair requires hot-mix asphalt, proper edge cuts, and roller compaction. That’s what we use on every job.
Hot-Mix Asphalt — Not Cold-Mix
Cold-mix bag product is a temporary fix that typically fails within one freeze-thaw season. We use hot-mix asphalt — the same material used on new paving jobs — which bonds properly, compacts to density, and lasts.
Proper Edge Cuts
Potholes with ragged, crumbling edges fail faster after patching. We saw-cut clean, vertical edges around the pothole before any material goes in — giving the patch a solid bonding surface on all sides.
Tack Coat Application
A liquid asphalt bonding agent is applied to the clean edges and base before hot-mix goes in. This ensures the patch bonds to the existing pavement instead of sitting on top of it like a plug.
Roller Compaction
Hot-mix patching needs to be compacted to proper density. We compact every patch — no hand-tamping shortcuts that leave the surface undercompacted and vulnerable to early failure.
Base Assessment Included
Before patching, we check whether the base beneath the pothole is still solid. If the base has failed, patching alone won’t hold. Oldan assesses and recommends the right repair at the estimate.
1-Year Warranty
Every pothole repair we complete is backed by a one-year warranty. If the patch fails within a year due to our workmanship, we come back and fix it. No questions, no excuses.
Choosing the Right Pothole Fix
Hot-Mix Patching
The gold standard for permanent pothole repair. Hot-mix asphalt applied at 300°F+, compacted to density, bonded with tack coat. This is what we use on every job. Works in any size pothole, any depth, residential or commercial.
Full-Depth Patching
When a pothole has compromised the base layer, we cut out the full depth of damaged material, recompact the base, and fill with hot-mix asphalt in lifts. The most thorough repair — appropriate when the base has been saturated or failed.
Commercial Lot Patching
Large commercial lots often have multiple potholes in different locations. We assess the full lot, prioritize by severity, and patch systematically — minimizing disruption to business operations while addressing all problem areas.
Residential Driveway Patching
Driveway potholes are typically smaller but often indicate the beginning of wider surface failure. We patch the pothole and assess whether crack repair and sealcoating should be done at the same time to protect the rest of the driveway.
When Patching Isn’t Enough
If potholes are widespread across a surface, if the base has failed across large areas, or if alligator cracking surrounds the pothole — patching alone won’t hold. Milling and resurfacing is the right call. Oldan will tell you honestly at the estimate.
What We Won’t Do
Cold-mix bag patching. Filling without edge cuts. Patching without tack coat. Skipping compaction. These shortcuts look like a fix for a few months and then fail — wasting your money. We don’t do patch jobs that we know won’t hold.
Our Pothole Repair Process
Free Assessment
Oldan evaluates pothole depth, base condition, surrounding pavement, and whether single patching or a broader repair approach is warranted. Written quote before any work begins.
Edge Cuts & Prep
Clean vertical edge cuts are made around the pothole. Loose and crumbling material is removed. The base is compacted if soft spots are found. Tack coat is applied to all surfaces.
Hot-Mix Fill & Compact
Hot-mix asphalt is placed in the prepared void and compacted to proper density. For deeper potholes, material goes in lifts — each lift compacted before the next goes down.
Surface Finish & Walkthrough
Patch is finished flush with surrounding pavement. Oldan walks the completed repair with you. One-year warranty on all work. Most jobs are driveable same day.
Real Repairs.
Not Quick Fixes.
This is what proper pothole repair looks like — clean edge cuts, hot-mix material, proper compaction. Not a bag of cold-mix thrown in a hole and called fixed. The difference shows up in 6 months when ours is still solid and the cold-mix patch has crumbled out.
Every pothole repair we do gets the same process regardless of how small or large the job. Owner on site. Hot-mix only. Compacted to density. Backed by warranty.

Why Potholes Are a Bigger Problem Here.
Colorado Springs sits at 6,035 feet with 40+ freeze-thaw cycles per year. When a pothole forms and goes unrepaired through even one Colorado winter, the damage compounds dramatically. Water enters the void, freezes, expands, and forces the edges apart with each cycle.
A 12-inch pothole in October can be a 24-inch pothole by March. The surrounding pavement begins to crack and separate. The base becomes saturated. What could have been a $300 patch becomes a $3,000 repair section.
There’s no better time to fix a pothole than now. Summer heat means hot-mix asphalt compacts and bonds optimally. Before freeze season means one winter doesn’t double the repair cost. Call for a free assessment and written quote — no obligation.
Get Your Free EstimateWhat Does Pothole Repair Cost in Colorado Springs?
Cost depends on pothole size, depth, base condition, and number of repairs.
The cost of waiting: A $300 pothole repair today becomes a $1,500+ repair section after one Colorado winter. The freeze-thaw cycle doubles and triples the damage with each season you wait. Repair now is always the cheaper option in Colorado Springs.
We bundle pothole repair, crack filling, and sealcoating when properties need all three — one mobilization, one visit, better pricing than scheduling them separately. Ask about our full maintenance package pricing at your estimate.
What you’re actually paying for: proper edge cuts, hot-mix asphalt (not cold-mix bag product), tack coat adhesion, roller compaction, and a one-year warranty on the repair. Not a temporary fix that falls out in the first freeze.
Pothole Repair FAQ
What’s the difference between hot-mix and cold-mix pothole repair?
Hot-mix asphalt is produced at batch plants at 300°F+ and must be placed and compacted while hot. It bonds properly, compacts to density, and holds through Colorado’s freeze-thaw cycles. Cold-mix is a pre-bagged product that’s convenient but doesn’t bond, doesn’t compact properly, and typically fails within one freeze-thaw season. We only use hot-mix.
How long does pothole repair last?
A properly done hot-mix patch with clean edge cuts, tack coat, and roller compaction can last 5–10+ years in Colorado Springs conditions. Cold-mix patches typically last less than one winter. The material and process matter enormously — not all pothole repairs are equal.
Can I drive on a repaired pothole right away?
Hot-mix patching is typically driveable within 1–2 hours after compaction in warm weather. We’ll give you a specific timeline based on conditions. Most repairs are fully useable same day.
Does pothole repair require permits in Colorado Springs?
For private property — driveways and private parking lots — no permit is typically required. For work adjacent to public right-of-way, different rules apply. Oldan will advise at the estimate if your project has any permit considerations.
My parking lot has multiple potholes — do you do bulk repairs?
Yes — commercial lots with multiple potholes get package pricing. We assess the full lot, prioritize by severity, and patch all problem areas in a single mobilization. Combined with crack repair and sealcoating, a full lot maintenance visit is the most cost-effective approach.
When should I replace asphalt vs. just patching potholes?
If potholes are isolated on a surface that’s otherwise sound — patching makes sense. If potholes are appearing across large areas, if alligator cracking is widespread, or if the base has failed — you’ve crossed into resurfacing or reconstruction territory. Oldan assesses at the estimate and tells you honestly which situation you’re in.
Can potholes cause vehicle damage?
Yes — a liability concern beyond just property maintenance. Potholes that damage customer or tenant vehicles create real legal and financial exposure for commercial property owners. Many property owners repair potholes for safety and liability reasons as much as for property maintenance.
What areas do you serve for pothole repair?
Colorado Springs is our primary market. We also serve Fountain, Monument, Falcon, Black Forest, Security-Widefield, Woodland Park, Peyton, and Pueblo. Oldan makes the drive — same owner, same standards, same hot-mix material regardless of which city you’re in.
