We work with your timeline — board meetings, approval cycles, and preferred project windows. If you need us to present at a board meeting, we can do that. Once approved, we schedule within your preferred paving window (typically May–October in Colorado Springs).
Resident Notification & Phasing
We provide resident notification templates for your property manager to distribute before work begins. Work is phased in sections — residents know when their section is being done, how long access will be restricted, and where to park temporarily.
Completion & Documentation

How do we get a formal bid for board approval?

Can residents stay in their homes during the paving project?
Yes — we phase all HOA paving projects so residents can access their homes throughout. Each section is done in sequence with adequate advance notice. We typically restrict access to any one section for 24–48 hours for paving cure, then move to the next section.
How far in advance should we start the bid process?
For HOA projects requiring board approval, start the process 60–90 days before your desired paving window. Board meeting schedules, approval cycles, and contractor scheduling all take time. Colorado’s paving season runs May–October — if you want a summer project, start the bid process in February or March.
What’s the difference between resurfacing and full replacement?
Resurfacing (overlay) places new asphalt over existing pavement when the base is still sound — saving 40–55% versus full reconstruction. Full reconstruction involves removing and replacing the full depth including the base. Many HOA roads that boards think need replacement can actually be resurfaced — Oldan assesses honestly and tells you which applies.
